At this point in my investing career, I have unloaded all my rehabs. In this slow market, it took almost a year to sell the last rehab. I completed that rehab just in time for the spring market and got a lot of inquiries when it first hit the market. Unfortunately, it was at a […]

Hi All! I realize that it’s been a while since I’ve posted anything but I’ve also realized that I don’t have the time to tell about my past deals. The only way I can stay updated with this site is to talk about current or most recent things. So, for those who were […]

My first true Rehab was a shipwreck (literally). You will see the before and after pictures below. I like to flip houses that are really run down. There is more room for negotiations, but of course, more rehab work to do. I found this particular house through an absentee owner’s (real estate owners) mailing list […]

We could physically see the utilities but we had no way of testing them before purchasing the piece of real estate. When buying foreclosures, […]

We gave up on sending mailings to pre-foreclosures because our responses were negative and no one seemed to want to sell. Our focus went towards finding bank owned (REO) or government owned real estate. A lot of our energy went towards surfing the foreclosures on the internet and driving by different areas that we were […]

After 4 or 5 months of searching foreclosure property listings, we found a house on sheriff’s sale. In our opinion, the house was in a prime location, the exterior was in decent shape and we loved the neighborhood. We were going to bid on that house! We could feel it…it was ours! We read it […]

I remember when I was first interested in real estate investing but could not exactly find the information I needed. After reading how there are so many ways you can make money from real estate with no money down, I was itching to hear more (especially since I had no money). I signed up for […]
